The Challenge:

HFO was engaged to sell this 16 unit apartment complex in SE Portland. The property was in a desirable location and pricing the property to attract buyers was critical. We priced the property in a way that would attract a lot of attention. We received four offers within a day of listing the complex and it went into contract shortly thereafter, above the list price. The property had some issues and we needed to find a buyer who would be willing and able to go through the process of getting the necessary permits.

The Solution:

HFO conducted a thorough analysis of the property and executed our full marketing plan. We received several good offers on the property and the seller was able to choose the best offer terms with the most qualified buyer. The due diligence period was short and we faced a challenge when dealing with the permit process. HFO was able to work with the buyer, the seller and the local government and successfully worked out the permit issues without losing any time.

The Result:

HFO was able to get the seller a very good price for their property (above the list price) and was able to close the transaction quickly due to the marketing efforts of the team and our knowledge of the apartment market.
