Aaron Kirk Douglas is a multifaceted storyteller and market analyst. His career spans journalism, creative nonfiction, filmmaking, and real estate research. He joined HFO in 2006 and currently serves as director of market intelligence. Aaron produces the long-running Multifamily Marketwatch® research series of newsletters, videos, and podcasts. He tracks policy, economics, and development trends across Oregon and Washington. Known for distilling complex data into compelling narratives, he works to inform apartment investors, developers, and owners. This helps them navigate the rapidly evolving West Coast housing landscape.
In addition, Aaron is the co-creator of the new musical Among the Stars (previously titled Planet Eden), with original music and lyrics by Kurt Crowley (music director, Hamilton). The 2026 rewrite is by Joel Cobbs of Atlanta, Georgia, a finalist for the 2026 Stanley Drama Award. Douglas and Cobbs are working with local director Bruce Akpan Hostetler and local nonprofit Bridgetown Conservatory on a summer developmental workshop.
Aaron serves on the boards of the Broadway Rose Theatre Company and the University Club of Portland. His prior board service includes the Oregon Media Production Association, the Hollywood Theatre, the Portland Area Theatre Alliance, and Big Brothers Big Sisters Columbia Northwest.
